The Texas Department of Insurance reports that one of every three Texas
homeowner claims last year were due to water damage, and the average cost
per water claim was $8600--about twice the national average. The Insurance
Council of Texas and Allstate Insurance Company have identified the three
most common sources of water damage to a home:
washing machine hoses
water heaters
bath and shower tile
grout
With all
of the fixtures in your house that use water, the bathroom is a
breeding ground for water-related damage. Water leaking under a
bathroom sink is easy to spot, but water that seeps through cracks
in grout and caulk, getting into the sheet rock and wooden framing
underneath can be more difficult to detect. Overtime, that water
can cause deterioration and rot the wooden structure of the home,
and build up nasty molds. The EPA says that any mold on hard surfaces
should be cleaned up immediately, and absorbent materials that become
moldy have to be replaced. "Prevention and control is the key,"
said EPA spokeswoman, Cathy Milbourn.

(TLC) are a form of preventative maintenance that can save you from
filing expensive water damage and mold claims. Here are tips to
help you:
Once a month, inspect
the shower and tub surround for any cracks or missing grout in
between the tiles.
Check and periodically
replace the caulk around your tub, sink, or shower.
Seal your tile and
grout to help keep water from penetrating your grout.
Reseal every six months
(if clear sealant) or epoxy seal (lasts up to 15 years).
